Founding member and Chief Executive Officer of PRISM, Ryan Christiansen, has been a key player in elevating commercial real estate services in Puerto Rico to compete on global stage for more than a decade. Christiansen first entered the industry in 2004 and went on to establish one of today's leading commercial brokerages in 2012, Christiansen Commercial Real Estate. Recognizing an opportunity to improve the landscape for industrial stakeholders following a joint acquisition of the island's largest portfolio to date, Christiansen and Hector J. Del Rio bring you Puerto Rico Industrial Solutions Management (PRISM).
Ryan G. Christiansen was born in Springfield, Virginia and graduated in 2002 from the University of Dayton with a Bachelor’s degree in International Business. Dedicated to his craft, he went on to earn CCIM designation from the Certified Commercial Investment Member Institute and served as President of the Puerto Rico CCIM Chapter from 2012 to 2014.
Christiansen will continue to lead Christiansen Commercial, a full-service firm specializing in property acquisition and disposition, investment analysis, property management, asset management, valuation services, tenant representation, lease negotiations, site selection, loan portfolio analysis, and other advisory services. With more than $1 billion in gross sales volume, Christiansen brings with him superior market knowledge, deal-making expertise, and a reputation of customer service excellence.
Mr. Del Río is a licensed attorney and real estate broker in the Commonwealth of Puerto Rico. A founding member of the PRISM industrial property management platform, he serves as the Chief Operating Officer for the organization. Prior to founding PRISM, Del Río was the Principal of HDR Property Group, LLC, a real estate firm specialized in sales, marketing and leasing of commercial properties, property and project management, and portfolio servicing.
At HDR Property Group, Del Río served as financial consultant to Interamerican University of Puerto Rico, Ambac Assurance Corporation, Flagship Services Corp., and Bacalia Group (Marina Puerto Chico), among others.
Previously, Del Río was a Senior Vice President at CPG Island Servicing, LLC. He also worked for the construction loan departments of Banco Popular, Banco de Santander de Puerto Rico and Doral Financial Corporation.
He obtained a Juris Doctor and Master’s in Business Administration from the Interamerican University of Puerto Rico. In addition, he possesses a Bachelor of Science degree in Business Administration from Marquette University in Milwaukee, Wisconsin.
Mrs. Menéndez is in charge of main office operations for PRISM. Previously, she held important roles with CPG Real Estate, Total Health Integrated Solutions and Verizon Wireless. Her education includes a Bachelor of Science degree in Business Administration from the Interamerican University of Puerto Rico.
Mrs. Jiménez is a Senior Property Manager for PRISM industrial properties, maintaining tenant relationships throughout the parks. She is an accomplished professional, possessing degrees in Information System Audit and Judicial Systems as well as studies toward a Mechanical Engineering degree from the Polytechnic University in San Juan. Moreover, she is a certified Project Manager and a member of the Puerto Rico Chapter of the Project Management Institute. Prior to joining PRISM, Jimenez worked at Puma Energy Caribe where she held several positions, including Convenience Retail Operational Manager and Territory Manager for the retail department.
Mr. Rodríguez is a Property Manager for PRISM industrial parks where he is in charge of executing maintenance plans. Prior to joining PRISM, Mr. Rodríguez was Facilities Manager for the Correctional Medical Center in the municipality of Bayamón. His academic preparation includes studies toward a Mechanical Engineering degree from the Polytechnic University in San Juan.
Mrs. Iglesias is in charge of all accounting and budget related activities for PRISM. Before joining the company, Iglesias provided support to the financial reporting team of Popular, Inc. Previously, she worked for Deloitte, where she was part of the audit team, mainly serving the financial services industry. She has a BSBA degree from Duquesne University in Pennsylvania, with a major in Accounting and Finance.
Mr. Pinol is a leasing administrator for the PRISM industrial property portfolio. Prior to joining PRISM, he served as property manager for Base Hostel in Old San Juan. He has a Bachelor of Science degree from Bentley University in Waltham, Massachusetts, with concentrations in Management and Entrepreneurship.
