Founding member and Chief Executive Officer of PRISM, Ryan Christiansen, has been a key player in elevating commercial real estate services in Puerto Rico to compete on the global stage for more than a decade. Christiansen first entered the industry in 2004 and went on to establish one of today's leading commercial brokerages in 2012, Christiansen Commercial Real Estate. Recognizing an opportunity to improve the landscape for industrial stakeholders following a joint acquisition of the island's largest portfolio to date, Christiansen and Hector J. Del Rio bring you Puerto Rico Industrial Solutions Management (PRISM).
Ryan G. Christiansen was born in Springfield, Virginia and graduated in 2002 from the University of Dayton with a Bachelor’s degree in International Business. Dedicated to his craft, he went on to earn CCIM designation from the Certified Commercial Investment Member Institute and served as President of the Puerto Rico CCIM Chapter from 2012 to 2014.
Christiansen will continue to lead Christiansen Commercial, a full-service firm specializing in property acquisition and disposition, investment analysis, property management, asset management, valuation services, tenant representation, lease negotiations, site selection, loan portfolio analysis, and other advisory services. With more than $1 billion in gross sales volume, Christiansen brings with him superior market knowledge, deal-making expertise, and a reputation for customer service excellence.
President & Chief Operating Officer
Mr. Guzmán recently joined the PRISM industrial property management platform to serve as the new President & Chief Operating Officer of the organization. Mr. Guzman is a licensed real estate broker in the Commonwealth of Puerto Rico and prior to joining the PRISM team, he worked for over 20 years in the banking industry with emphasis in construction lending and commercial real estate. He also worked for 12 years as a vice president of asset management for two servicing platforms, CPG Island Servicing, LLC and Capital Crossing Puerto Rico, LLC, managing portfolios of commercial loans secured with real estate for institutional investors. Luis graduated in 1991 from Bentley University with a Bachelor’s degree in Finance.
Office Manager
Mrs. Menéndez is in charge of the main office operations for PRISM. Previously, she held important roles with CPG Real Estate, Total Health Integrated Solutions and Verizon Wireless. Her education includes a Bachelor of Science degree in Business Administration from the Interamerican University of Puerto Rico.
Senior Property Manager
Mrs. Jiménez has been a Senior Property Manager for PRISM industrial properties since 2019, maintaining tenant relationships throughout the parks. She is an accomplished professional, possessing a bachelor’s degree in Mechanical Engineering from the Polytechnic University in San Juan and a second degree in Judicial Systems from the University of Sacred Heart in San Juan. As well as a master’s degree in Information System Audit from the University of Sacred Heart in San Juan. Moreover, she is a certified Project Manager and a member of the Puerto Rico Chapter of the Project Management Institute. Prior to joining PRISM, Jimenez worked at Puma Energy Caribe where she held several positions, including Project Manager, Convenience Retail Operational Manager, and Territory Manager for the retail department.
Property Manager
Mr. Rodríguez is a Property Manager for PRISM industrial parks where he oversees executing the maintenance plans. Prior to joining PRISM, Mr. Rodríguez was Facilities Manager for the Correctional Medical Center in the municipality of Bayamón. His academic background includes a bachelor’s degree in Mechanical Engineering degree from the Polytechnic University in San Juan.
Senior Property Administrator
Ms. Torres is the Property Administrator for PRISM. Before joining the team, Torres worked for seven years in building administration for Homeowners Associations, where she accumulated experience interacting with vendors and contractors to attend to tenant maintenance issues. She also worked in the bankruptcy legal practice area as an administrative assistant. Her academic preparation includes a bachelor's degree in Public Relations and Advertising from the University of Puerto Rico, and a master's degree in Business Administration, with a concentration in Management from Sistema Universitario Ana G. Mendez in Carolina.
