Founding member and Chief Executive Officer of PRISM, Ryan Christiansen, has been a key player in elevating commercial real estate services in Puerto Rico to compete on the global stage for more than a decade. Christiansen first entered the industry in 2004 and went on to establish one of today's leading commercial brokerages in 2012, Christiansen Commercial Real Estate. Recognizing an opportunity to improve the landscape for industrial stakeholders following a joint acquisition of the island's largest portfolio to date, Christiansen and Hector J. Ryan G. Christiansen was born in Springfield, Virginia and graduated in 2002 from the University of Dayton with a Bachelor’s degree in International Business. Dedicated to his craft, he went on to earn CCIM designation from the Certified Commercial Investment Member Institute and served as President of the Puerto Rico CCIM Chapter from 2012 to 2014.
Christiansen will continue to lead Christiansen Commercial, a full-service firm specializing in property acquisition and disposition, investment analysis, property management, asset management, valuation services, tenant representation, lease negotiations, site selection, loan portfolio analysis, and other advisory services. With more than $1 billion in gross sales volume, Christiansen brings with him superior market knowledge, deal-making expertise, and a reputation for customer service excellence.
President & Chief Operating Officer
Mr. Guzmán recently joined the PRISM industrial property management platform to serve as the new President & Chief Operating Officer of the organization. Mr. Guzman is a licensed real estate broker in the Commonwealth of Puerto Rico and prior to joining the PRISM team, he worked for over 20 years in the banking industry with emphasis in construction lending and commercial real estate. He also worked for 12 years as a vice president of asset management for two servicing platforms, CPG Island Servicing, LLC and Capital Crossing Puerto Rico, LLC, managing portfolios of commercial loans secured with real estate for institutional investors. Luis graduated in 1991 from Bentley University with a Bachelor’s degree in Finance.
Office Manager
Mrs. Menéndez is in charge of the main office operations for PRISM. Previously, she held important roles with CPG Real Estate, Total Health Integrated Solutions and Verizon Wireless. Her education includes a Bachelor of Science degree in Business Administration from the Interamerican University of Puerto Rico.
Senior Property Manager
Mrs. Jiménez has been a Senior Property Manager for PRISM industrial properties since 2019, maintaining tenant relationships throughout the parks. She is an accomplished professional, possessing a bachelor’s degree in Mechanical Engineering from the Polytechnic University in San Juan and a second degree in Judicial Systems from the University of Sacred Heart in San Juan. As well as a master’s degree in Information System Audit from the University of Sacred Heart in San Juan. Moreover, she is a certified Project Manager and a member of the Puerto Rico Chapter of the Project Management Institute. Prior to joining PRISM, Jimenez worked at Puma Energy Caribe where she held several positions, including Project Manager, Convenience Retail Operational Manager, and Territory Manager for the retail department.
Senior Property Administrator
Ms. Torres is the Property Administrator for PRISM. Before joining the team, Torres worked for seven years in building administration for Homeowners Associations, where she accumulated experience interacting with vendors and contractors to attend to tenant maintenance issues. She also worked in the bankruptcy legal practice area as an administrative assistant. Her academic preparation includes a bachelor's degree in Public Relations and Advertising from the University of Puerto Rico, and a master's degree in Business Administration, with a concentration in Management from Sistema Universitario Ana G. Mendez in Carolina.
Financial Operation Analyst
Mr. Irizarry serves as a Financial Operations Analyst and holds a Bachelor's degree in Accounting. He is committed to continuous professional growth and consistently delivers high-quality results. Known for his strong work ethic, attention to detail, and reliability, he provides valuable financial support that contributes to organizational success.
Prior to joining the company, Mr. Irizarry gained extensive experience in the automotive industry, working with Inchcape Puerto Rico and Suzuki Del Caribe, Inc., where he further developed his expertise in financial operations, analysis, and business support.
Leasing Administrator
Mrs. Urbina joined PRISM as a Leasing Administrator, having over 14 years of experience in the real estate industry. Prior to joining PRISM, she served as Assistant Vice President – Real Estate Specialist at Capital Crossing, where she developed extensive expertise in REO portfolio management, asset disposition, and real estate market analysis, playing a key role in generating approximately 400 transactions, contributing to over $100 million in revenue.
She is a licensed Real Estate Broker in Puerto Rico and holds a certification in Real Estate and Facility Management from Boston University. Mrs. Urbina is an active member of NAHREP and a candidate for the CCIM designation.
She earned a Bachelor’s degree in Natural and Environmental Sciences from the University of Puerto Rico, Río Piedras Campus, in 2008. From 2009 to 2012, she pursued graduate studies in Environmental Management at UMET. Most recently, in 2025, she completed advanced training in Project Management Practices at the Polytechnic University of Puerto Rico. She is currently furthering her professional education through the Certified Commercial Investment Member (CCIM) program as she works toward earning the prestigious CCIM designation.
Jr. Property Manager
Mr. Rivera currently serves as a Junior Property Manager at Puerto Rico Industrial Solutions Management (PRISM), where he oversees industrial properties and coordinates maintenance, capital improvement, and operational projects. He is committed to delivering efficient solutions, maintaining high-quality standards, and ensuring exceptional service for clients and tenants.
Mr. Rivera holds a Bachelor's degree in Business Administration with a concentration in Marketing. He also completed technical studies in Electrical Technology at Mech-Tech College, with specialized training in Programmable Logic Controllers (PLC) and Renewable Energy. In addition, he is a licensed Fiber Optic Splicer, bringing a diverse technical and business background to his role.
Prior to joining PRISM, Mr. Rivera served as a Quality Control Leader at Xperts and as a Project Manager at RebuildersPR, where he oversaw and inspected reconstruction projects. His combined experience in project management, quality control, property operations, and technical systems enables him to effectively manage complex projects while fostering operational excellence and client satisfaction.
